Bathroom Remodeling in Pasadena, MD

Census estimates show about 30% of Pasadena's homes were built in the 2010s and a third are townhouses, so many bathrooms here work fine but are builder-grade, with fiberglass inserts and small vanities. The 1980s and '90s houses off Mountain Road add 25- to 45-year-old baths due for a full tear-out. Solomon Construction & Remodeling handles tear-out, waterproofing, tile, tubs, showers, vanities and fixtures for both.

What kind of bathroom work do Pasadena homes need?

Mostly upgrades, not rescues. Pasadena CDP grew 35.8% between 2010 and 2020, according to the Census, which makes it one of the newer suburbs in the region. Bathrooms in those houses work fine. The usual reason to remodel them is that they were finished with the least expensive options the builder offered.

The other big group is the 1980s and ’90s houses, which census estimates put at about 30% of Pasadena’s housing. Their bathrooms are 25 to 45 years old and are due for a full tear-out.

Upgrading a builder-grade townhouse bathroom

A newer townhouse bath typically has a one-piece fiberglass tub or shower insert, a small vanity with a cultured top, a builder mirror and a single overhead light. Nothing is broken. It’s just plain, and the shower insert is the part most people want gone.

What we usually change:

  • The insert comes out and a tiled shower goes in, with a waterproofing membrane behind the tile and a glass door or panel
  • A longer vanity, often with a stone or quartz top, replaces the original
  • Lighting moves to the mirror wall, with a quieter exhaust fan
  • Floor tile goes in where the builder used vinyl

Because the supply lines, drains and framing are only 10 or 15 years old, these jobs rarely turn up surprises behind the walls. That keeps them shorter than a gut remodel in an older house.

Primary baths in 1980s and ’90s houses

Houses from those decades bring more to deal with. Shower pans may have been leaking slowly for years, subfloors around toilets soften, and the original valves are often hard to find parts for. A full remodel here starts at the studs. We replace damaged subfloor, frame for the new layout and rebuild every wet wall with cement board and a membrane.

The most common layout change is the one you’d expect. A rarely used garden tub comes out, and a walk-in shower and a double vanity take its space.

Adding a bathroom to a lower level

When a Pasadena townhouse or house has an unfinished lower level, a full or half bath is often what makes the space usable. The main question is the drain. If the new toilet and shower sit below the sewer connection, a pump system lifts waste to it. That’s routine work, but it shapes where the bathroom can go.

A basement bath usually comes as part of basement finishing, which Anne Arundel permits as a Residential Single Family Dwelling project. If the plan creates new window wells or areaways, the county also wants a site plan.

Filing with the Land Use Navigator

Since December 1, 2025, Anne Arundel County has required most new permit applications to go through the Land Use Navigator. You need a free account to apply, but anyone can search existing permit records without logging in, which helps if you want to see what was filed for your house when it was built. We put together the scope description, measurements and photos the application calls for.

Permits in Anne Arundel County

Anne Arundel County files interior renovations that don't expand the house, bathrooms included, as Residential Alterations under a Residential Single Family Dwelling permit, and plumbing or electrical work may need trade permits as well. Bathroom Remodeling in Pasadena: FAQ

My townhouse is less than 15 years old. Is the bathroom worth remodeling?

Many owners think so, because builder-grade baths are usually the plainest rooms in a newer house. The usual upgrades are a tiled walk-in shower in place of a fiberglass insert, a larger vanity and better lighting. The plumbing is new, so most of the budget goes into finishes rather than repairs.

Do I need a permit to remodel a bathroom in Pasadena?

In most cases, yes. Anne Arundel County treats a Pasadena bathroom renovation inside the existing house as a Residential Alteration under a Residential Single Family Dwelling permit, and trade permits may apply for plumbing and electrical work. The Permit Center answers scope questions at permitcenterhelp@aacounty.org.

Can you add a bathroom in my basement?

Usually, if there's a workable path for the drain. When the new fixtures sit below the sewer line, a pump system is needed to lift waste up to it. Finishing a basement as living space needs its own Residential Single Family Dwelling permit, and new window wells add a site plan.

My older home is near the water. Does a bathroom remodel raise flood issues?

It can if the house is in the tidal floodplain and the bathroom is part of a larger renovation. Anne Arundel treats work costing 50% or more of the building's market value as a substantial improvement, which brings flood-elevation requirements. A single bathroom rarely gets there, but a whole-house project might.
