What do Severna Park homeowners usually remodel?
Most remodel kitchens and primary bathrooms in houses built between 1950 and 1989, which are now 35 to 75 years old. Plenty have been updated at least once, and those earlier updates are aging now too.
With a deck, the first question is the lot, because so many Severna Park properties sit near the Severn, the Magothy or one of their creeks.
Mid-century ranchers and split-levels
Ranchers from the 1950s, ’60s and ’70s tend to have closed kitchens and one or two compact bathrooms. Split-levels put the kitchen on a middle level beside a separate dining room. Typical changes in these houses:
- Opening the kitchen to the dining room, sometimes with a beam
- Enlarging a primary bath by borrowing space from a closet
- Replacing original or once-updated tile baths down to the studs
Our Severna Park kitchen remodeling and bathroom remodeling in Severna Park pages go into each in more detail.
1980s colonials
Severna Park’s 1980s colonials are larger, with family rooms beside the kitchen and primary suites that often include a big soaking tub. The space is usually already there, so remodels in these houses tend to update finishes and rework the primary bath.
Waterfront lots on the Severn and Magothy
On lots within 1,000 feet of tidal water, exterior work answers to the Chesapeake Bay Critical Area rules. The 100-foot Buffer is the line that matters most. Anne Arundel generally requires a variance to disturb it, so a deck or addition planned on the same footprint, or on the land side of the house, moves much faster than one that reaches toward the water.
Lot coverage is the second limit. Decks, walkways and driveways all count, and on a smaller waterfront lot there may be little left to use. We look at both before drawing a new deck in Severna Park, and an addition faces the same two limits. For space inside the house instead, our basement finishing work is often the easier path.
A town built along the railroad
Severna Park grew around a stop on the Baltimore & Annapolis Railroad, and the old rail line is now the B&A Trail, with its ranger station on Earleigh Heights Road. The Robinson House was added to the National Register in 2009, and Kinder Farm Park lies just over the line in Millersville. Most remodeling here, though, happens in the subdivisions that filled in between the rivers after 1950.
Some lots, waterfront or not, also sit in a Bog Contribution Drainage Area, which, like the Critical Area, removes the county’s permit exemption for small detached decks. We check both maps for your address before planning anything outdoors, so you know whether the Critical Area applies before the design starts.
Homes in Severna Park
Severna Park is almost entirely single-family. U.S. Census estimates show 91.9% of homes are detached houses and 90.7% are owner-occupied. The housing is mostly mid-century through the 1980s, with 12.8% built in the 1950s, 17.5% in the 1960s, 16.5% in the 1970s and 21.7% in the 1980s, the largest single decade. About 5% is older than 1950, much of it in early communities such as Olde Severna Park, which grew up around a stop on the Baltimore & Annapolis Railroad, now the B&A Trail.

What to know before remodeling in Severna Park
Expanding toward the water is the hard case
Anne Arundel County says a variance is generally needed before disturbing the 100-foot Critical Area Buffer, and any Buffer disturbance needs a buffer management plan. Additions and new decks that stay out of the Buffer avoid that, and replacing a structure on its existing footprint is the simplest route.
Slopes can widen the Buffer
Steep slopes of 15% or more near tidal water can push the Buffer farther inland, and residential retaining walls over 24 inches need their own permit. On a sloped lot, measure before assuming a project is outside the Buffer.
Lot coverage includes decks and walkways
In the Critical Area, impermeable decks, stairways, walkways and driveways count toward a lot-coverage limit of roughly 15% to 31% depending on lot size. That cap is separate from zoning limits on how much of a lot buildings may cover.
Online filing through the Land Use Navigator
Since December 1, 2025, Anne Arundel requires most new permit applications to be submitted online through its Land Use Navigator, and applicants need a free account.

Remodeling in Severna Park: FAQ
Is my Severna Park home in the Critical Area?
It is if the lot lies within 1,000 feet of mean high tide or the edge of tidal wetlands, which covers many homes along the Severn, the Magothy and their creeks. Check the county's Critical Area map for your parcel, and check for a Bog Contribution Drainage Area too, since both change the permit rules.
Can I make my waterfront deck bigger?
Sometimes you can, depending on which direction it grows. Growing toward the water into the 100-foot Buffer generally needs a variance and a buffer management plan, while space on the land side may only need to fit within lot coverage. We look at both before drawing anything.
Do you work in Shipley's Choice?
Yes, we do. Shipley's Choice has a Millersville address but sends students to Severna Park schools. Both are in unincorporated Anne Arundel County, so the same permit rules apply, filed online through the county's Land Use Navigator. Lots near tidal water or in a Bog Contribution Drainage Area still need a map check before outdoor work.
Do retaining walls need a permit?
In Anne Arundel County, residential retaining walls over 24 inches tall need their own permit. On Severna Park's waterfront lots, steep slopes of 15% or more can also widen the Critical Area Buffer, so a wall near the water may bring both reviews. Measure the slope and check the county's Critical Area map before designing the wall.
How far is Severna Park from your office?
Severna Park is about 28 miles and roughly 50 minutes from our office at 5812 Gist Ave in northwest Baltimore, by the Beltway, MD 10 and Ritchie Highway. Rush-hour traffic can add more. Send photos and your address first, and we'll tell you whether the Critical Area applies before we schedule the visit.
