Remodeling in Rosedale, MD

We remodel bathrooms, kitchens and decks in Rosedale, the Baltimore County community along Philadelphia Road just east of the City line. Many houses here are mid-century and sit on their own lots, so jobs often reach the yard with a deck or fence.

What do Rosedale homes need most?

Rosedale homes most often need their mid-century rooms brought up to date. Many bathrooms, kitchens and basements are original or were last touched decades ago, and with so many houses on their own lots, projects here also tend to reach outdoors.

At the estimate we look at the whole house: the electrical panel and the visible plumbing, since those often set the real scope, and for outdoor work, the lot’s grade and drainage. Rosedale projects usually fall into a few groups:

  • Bathrooms, with original tile, tubs and vanities taken out to the studs and rebuilt with proper waterproofing. More on that is on our Rosedale bathroom remodeling page.
  • Kitchens with their first cabinets, or with layers of later updates on top of them. See Rosedale kitchen remodeling.
  • Decks and yards, including wide rear decks on detached lots, repairs and refinishing. Read about decks in Rosedale, and see our fence installation work for the yard around them.
  • Basements, where framing, drywall, flooring and laundry rooms turn unused space into living space. Our basement finishing page explains the steps.

Rosedale neighborhoods on our list

We work across Rosedale’s 21237 and 21206 addresses. That covers Golden Ring and Hamiltowne, Kenwood and Kenwood Park, Hillbrook, Berkfield and Weyburn Park, plus Rosedale Terrace, Holland Hills, Chesaco Park, Fontana Village and Van Dyke Manor. MedStar Franklin Square Medical Center and the Rosedale library on Kenwood Avenue are both well inside our usual area. Philadelphia Road (MD 7) and Golden Ring Road (MD 588) are the main roads we use to reach most Rosedale streets.

Building out on a detached lot

A house on its own lot has options a townhouse doesn’t. A rear deck can be wider, a fence can take in more of the yard, and an addition can be planned around the house’s setbacks. Our home additions page covers that kind of project. On a lot near tidal water, Critical Area lot-coverage limits apply to new decks and additions, so the parcel check comes before the design.

Why your exact address matters before work starts

Two things depend on the exact address: which government issues the permit, and whether waterfront rules apply. Rosedale borders the City, and neighborhoods just across the line, such as Cedonia and Frankford, follow City rules, which differ from the County’s.

Separately, lots within 1,000 feet of tidal waters or tidal wetlands fall under Chesapeake Bay Critical Area rules. Those add setbacks, lot-coverage limits and limits on removing trees. Rosedale’s history is tied to Back River, so we check a parcel’s status before designing anything outside the house. If the lot is near the water, we also look at whether it sits in the floodplain.

Interior work is simpler. The County’s main concern there is the plumbing and electrical permits, and we tell you what your project needs.

Homes in Rosedale

Rosedale turned from farmland into a suburb after World War II. In U.S. Census estimates for 2020 to 2024, 27.0% of its roughly 7,800 homes were built in the 1950s and 28.8% in the 1960s, and about 84% predate 1980. Detached single-family houses make up 64.9% of homes, a larger share than in Parkville or White Marsh, with townhouses at 18.3%. About 74% of occupied homes are lived in by their owners.

What to know before remodeling in Rosedale

Wiring and plumbing from the 1950s and '60s

In Rosedale's post-war houses, original wiring, plumbing, windows and baths are now roughly 55 to 75 years old. Those systems usually set the real scope of a Rosedale remodel.

Lots near tidal water

Baltimore County applies Chesapeake Bay Critical Area rules within 1,000 feet of tidal waters and wetlands, including setbacks, lot-coverage limits and tree-clearing limits. Rosedale has historic ties to Back River, so a lot near tidal water should be checked on the County's map before a deck, patio or addition is planned.

The City line to the west

Rosedale borders northeast Baltimore, and neighborhoods such as Cedonia and Frankford are in the City. Confirm which jurisdiction your address falls in, because City and County permit rules differ.

Room to build on detached lots

A house on its own lot has options a townhouse doesn't, such as a wider rear deck or an addition planned around the house's setbacks.

Remodeling in Rosedale: FAQ

Is Rosedale part of Baltimore City?

No, Rosedale is an unincorporated community and Census-designated place in Baltimore County, so the County's Department of Permits, Approvals and Inspections handles permits. Some neighboring areas, such as Cedonia and Frankford, are City neighborhoods with their own permit system, and your property record shows which side a house is on.

Is my Rosedale home in the Critical Area?

Only a parcel lookup can answer that. Baltimore County's Permit Review Tool shows flood zone, historic and Critical Area status by address. The Critical Area covers land within 1,000 feet of tidal waters and wetlands, which matters for Rosedale lots near Back River. If your lot is in it, decks, fences and basement finishing all need permits regardless of size.

How far is Rosedale from your office?

Rosedale is about 12 miles from our office at 5812 Gist Ave in northwest Baltimore, roughly half an hour across northeast Baltimore via Northern Parkway and Hamilton Avenue. The Beltway is an alternative when City traffic is heavy. Send photos and your street first, and we'll check the jurisdiction before the visit.

What does a typical Rosedale remodel involve?

A typical Rosedale remodel brings an original 1950s or '60s bathroom, kitchen or basement up to date, along with the wiring and plumbing that serve it. Those older systems often set the real scope. On detached lots, a project can also extend outside to a deck, fence or patio.
