Remodeling in Parkville, MD

We remodel bathrooms, kitchens and decks in Parkville, the Baltimore County suburb between Loch Raven and Rossville Boulevards. Most houses here are mid-century, so a remodel often opens walls nobody has touched in 60 years or more.

What are Parkville homeowners remodeling?

Most Parkville projects start with a house from the 1940s, ’50s or ’60s that still has original rooms, or rooms that were patched once a few decades ago and left alone since. The age of the house drives the scope of most remodels here.

  • Bathrooms with the original wall tile and a tub set generations ago. A bathroom remodel in Parkville usually means taking the room to the studs and rebuilding it with a waterproofed tub or shower.
  • Kitchens sized for 1950s households, with short cabinet runs and too few outlets. Our Parkville kitchen remodeling page covers how we work within those footprints.
  • Decks behind townhouse rows and detached homes, many past the point where new boards alone will help. See decks in Parkville for how we decide between repair and rebuild.
  • Basements and floors as part of a larger update. That can mean framing and drywall for basement finishing, or new flooring laid over a subfloor we’ve leveled first.

Where in Parkville do we work?

We work across the 21234 ZIP code on both sides of Harford Road. That includes Parkville Heights, Perring Village, Villa Cresta, Oakleigh Manor, Harford Hills, Laureldale and the Ridgeleigh townhome community, along with the streets off Taylor Avenue and Joppa Road. If you live near Double Rock Park or Parkville High School, you’re well inside our regular service area.

Why does the City line matter for a Parkville remodel?

Permits follow the jurisdiction, and the mailing address doesn’t always tell you which one you’re in. Parkville’s southern edge borders northeast Baltimore, and two houses a few blocks apart can fall under different rules. Baltimore County handles permits through its Department of Permits, Approvals and Inspections, while homes on the City side go through Baltimore City’s housing department.

Our office is on the City side, in northwest Baltimore, but the two permit systems are separate. For a Parkville address, we check which side of the line you’re on and tell you what your project needs before the estimate is final.

How a Parkville job runs

  1. Walkthrough and measurements. We look at the room, and also at the panel, the visible piping and the floor framing, since those set the real scope in a 70-year-old house.
  2. Written scope. You get the work in writing, including anything you’re selecting yourself, such as tile, cabinets or decking.
  3. Permits and trades. We tell you up front which permits apply. In Baltimore County, plumbing and electrical permits can only be pulled by county-licensed plumbers and registered electrical contractors.
  4. Build and cleanup. On townhouse rows we keep shared walkways and parking clear and clean up at the end of every day.
  5. Final walkthrough with you, room by room, before we call it done.

Homes in Parkville

Parkville is a mid-century suburb through and through. U.S. Census estimates for 2020 to 2024 put 38.5% of its roughly 13,500 homes in the 1950s alone and 53.6% between 1940 and 1959, while only about one in ten dates from 1980 or later. Detached single-family houses are 42.7% of the stock and townhouses 29.9%, with small apartment buildings making up much of the rest. Ridgeleigh, by its community association's count, has more than 1,100 townhomes on its own.

What to know before remodeling in Parkville

City or County at the southern edge

Parkville's southern boundary is the Baltimore City line, and City neighborhoods such as Taylor Heights, Westfield and Hamilton Hills sit right across it. City and County permit rules differ, so for addresses near the line we confirm the jurisdiction before scoping anything that needs a permit.

Seventy-year-old systems

In Parkville's 1940s and '50s houses, original electrical service, older galvanized or patched plumbing, and small kitchens and baths usually set the real scope of a remodel. We plan for what's behind the plaster instead of assuming it's fine.

Townhouse rows and community rules

Shared walls, narrow rear yards and community rules all shape what a rear deck, fence or exterior change can look like on a Parkville townhouse, so check your association's requirements early.

No local historic district

Baltimore County lists 17 local historic districts and none of them is in Parkville. An individual property can still be on the County Landmarks List, which brings Landmarks Preservation Commission review for exterior changes, so it's worth checking if your house is unusually old.

Remodeling in Parkville: FAQ

Is Parkville in Baltimore City or Baltimore County?

Parkville is in Baltimore County. It is an unincorporated community and Census-designated place, so permits come from the County's Department of Permits, Approvals and Inspections in Towson. Homes just south of the boundary are in the City, which runs its own permit system.

How long is the drive from your office to Parkville?

The drive is about 9 miles, roughly 20 to 25 minutes via Northern Parkway and Perring Parkway outside rush hour. Parkville is one of the closer County communities to our northwest Baltimore office, which makes return visits during a job easy to schedule.

Do you work on Parkville townhouses?

Yes, we remodel their bathrooms, kitchens and rear decks, including in large townhome communities such as Ridgeleigh. Shared walls and tight rear yards mean more planning around access, noise and debris, and exterior work may need community approval, which we work out at the estimate.

What do older Parkville homes usually need?

Most date from the 1940s, '50s and '60s, so the common needs are original bathrooms with worn tile, small closed-in kitchens, and wiring and plumbing that have been patched over the decades. We look at those systems on the first visit so the scope reflects the real house.
