Bathroom Remodeling in Rosedale, MD

Maryland Planning's Census summary shows 55.8% of Rosedale's homes were built in the 1950s and '60s, and bathrooms from that era often vent only through a window and run on a single circuit. Solomon Construction & Remodeling strips these rooms to the framing, ducts a fan outside, waterproofs the wet walls, and finishes with new tile, a vanity and fixtures. County-licensed plumbers and electricians file the trade permits.

What the job includes

  • Original 1950s and '60s bathrooms stripped to framing and rebuilt
  • Exhaust fans ducted outside and bathroom circuits updated by a County-registered electrical contractor under permit
  • Tiled tub surrounds, walk-in showers and accent walls over a waterproofing membrane
  • Subfloor and joist repair where old leaks have softened the floor
  • Second baths and half baths in detached homes with room to add one

What does remodeling a 1950s Rosedale bathroom involve?

It means rebuilding most of what sits behind the finishes. With more than half of Rosedale built between 1950 and 1969, a typical original bathroom here is between 55 and 75 years old. By that age the original wall tile has usually been patched or covered over. The floor near the tub or toilet has felt a leak or two, and at least one owner’s partial update is layered on top.

Our approach is to take it all out and work in order:

  1. Remove tile, tub, vanity, toilet and flooring down to studs and subfloor.
  2. Repair framing and subfloor, sistering or replacing joists where water has done damage.
  3. Replace exposed supply and drain lines, done by a County-licensed plumber under permit.
  4. Hang cement board and roll a liquid waterproofing membrane onto every wet wall.
  5. Tile, set the vanity and toilet, hang the glass, and finish paint and trim.

Fixing the venting and wiring in an older bath

If your bathroom vents only through a window, or has a single outlet by the sink, that’s the first thing we address. Moisture that hangs in the room is hard on paint, grout and the new tile you’re paying for. We duct an exhaust fan to the outside and plan lighting and outlets for how you use the room now.

Electrical work is where Baltimore County is strict. A permit is required for any extension of circuit wiring, and only an electrical contractor registered with the County can apply for one. The County doesn’t require an older service to be upgraded, so a bathroom remodel doesn’t automatically mean a new panel. We check the capacity and tell you what the new layout needs.

Tile and fixtures for a mid-century room

Rooms from this era are modest in size, and the tile plan has to respect that. We’ve set patterned leaf-tile accent walls behind a tub with sliding glass doors, as in our leaf tile bathroom, with plain tile on the side walls so the room stays calm. Marble-look porcelain surrounds with matte black trim are another option we’ve installed. On the floor, wood-look plank tile gives warmth without the water risk of real wood.

Adding a second bath to a detached house

Census estimates put about two-thirds of Rosedale homes in detached houses. In a house with one full bath, adding a half bath or a second full bath in the basement or a spare room can be the most useful project of all.

Plumbing decides where it can go, mainly how far the new fixtures sit from the main drain. If the house is near tidal water, check first whether it’s in a flood zone or the Critical Area. Finishing basement space there needs a County alteration permit. Our basement finishing page covers the rest of that work.

Rosedale bathroom permits, briefly

A typical bathroom here needs trade permits but no building permit. The plumbing and electrical permits are filed by the County-licensed plumber and registered electrical contractor before work starts, and you can confirm for your address with the County.

Permits in Baltimore County

For Rosedale homes, Baltimore County asks for no building permit on a bathroom remodel unless it changes the structure or adds a bedroom. The plumbing and electrical work still requires permits, which plumbers and electricians licensed with the County obtain before they start. Basement work in a flood zone or the Critical Area needs its own alteration permit.

Bathroom Remodeling in Rosedale: FAQ

Do I need to update the wiring when I remodel my bathroom?

Not always, but it's worth checking in a 1950s or '60s house. Baltimore County doesn't require existing electrical services to be upgraded, but any new circuit or extended wiring needs an electrical permit. We look at what feeds the bathroom at the estimate and tell you what the new layout needs.

Can I add a second bathroom to my Rosedale house?

Often, in a detached house with space in the basement or a spare room. The deciding factor is where the drain line runs and how far the new fixtures sit from it. New plumbing needs a County permit, and a basement in a flood zone or the Critical Area adds an alteration permit, so confirm for your address.

What if you find water damage under the floor?

We show you what we found, explain the repair and get your approval before doing the extra work. In a Rosedale house built in the 1950s or '60s, soft subfloor at the toilet or tub is common enough that the schedule should leave room for it, so a repair doesn't push the finish date far.

How long does a Rosedale bathroom remodel take?

A full tear-out and rebuild of a Rosedale bathroom usually takes a few weeks of work once materials are on site. Framing or subfloor repairs, the plumbing and electrical inspections, and the tile layout are the main variables. You get a written schedule with your estimate, and we update it if repairs turn up.
