Flat Roof Replacements
Two flat-roof jobs: a full tear-off down to the wood deck, and a new membrane roof flashed along a brick parapet and around a vent pipe.

Two roofs at two stages
This page covers two flat-roof jobs. On the first, the old roofing had to come off. On the second, a rowhouse roof was ready for new membrane.
Tear-off and new membrane
On the first job our crew stripped the old roofing down to the wood deck. Tearing off instead of covering over lets us see the deck itself, so we can find soft or damaged boards before new roofing goes on. Covering over just buries whatever is wrong with the deck under the new roof. Tear-off is the first step on our flat roof replacement jobs.
On the second job we rolled out black flat-roof membrane across a rowhouse roof. The slow part came at the edges. We ran the new membrane along the brick parapet, flashed around a vent pipe and rolled the seams.
Seams, parapets and vent pipes are where flat roofs usually leak. Rolling the seams presses the overlapping membrane together so it bonds. Flashing at the parapet and around each pipe closes off the edges where water would otherwise get under the roof.
What every flat roof comes down to
The order does not change from roof to roof. Strip the old roofing to the deck. Roll out the new membrane. Bond the seams, then flash the parapet and every vent.
On a rowhouse with a flat roof, those edge details matter as much as the open field of the roof. That is where we spend the most time.
